Good News for the Telluride Real Estate Market

Black Canyon Builders builds in Telluride, as well as Pagosa Springs and Durango. I have a soft spot for this extraordinarily beautiful mountain town, having lived there off and on during my climbing years. While Durango seems to be recovering at a slightly quicker and stronger rate from the recent recession, Telluride’s re-emergence has been arduous.

The most recent news out of Telluride is the best I’ve heard in a long time. According to an article posted by Telluride Real Estate Brokers, both the local residential and commercial markets are exiting 2012 on a strong note.

Written by Dirk de Pagter, a managing broker, “Transactions both in volume and dollar amounts have increased significantly in 2012.” Single family homes in-town are leading the positive trend, with condo sales in Mountain Village in a distant second. On the commercial side, the downtown sector is stable with full occupancy in retail and negligible vacancy rates in office space.

The bottom line is that demand is getting closer to balancing with supply,  and prices are stabilizing so much so that brokers are beginning to confidently forecast a steady rise.

From a quick look at the MLS listings for vacant land, there is a great variety and depth of inventory – ranging from affordable plots in the surrounding areas to the $29 million Sound of Music Ranch on Wilson Mesa.

Black Canyon Builders Earns Top “Green Building” Honor at Durango Parade of Homes 2012

We are honored (and excited!) to announce that Black Canyon Builders earned top prize in the “Green Building” category at the 2012 Durango Parade of Homes.

The home, which solidified the prize, has been covered here on our blog; it is the Woodhouse timber frame hybrid (with Murus SIPs panels) in Durango. We share the honor with the homeowners,who shared in our dedication to creating an energy efficient and environmentally responsible home.

Considering the value I place on environmentally responsible methods and materials, I am proud to accept this award. Thanks to the judges, all of whom are active in the building industry in Colorado and New Mexico (none of whom are local to prevent bias). Photo Finish, Part Two: Beds and Baths at Timber Frame Hybrid

Last week, I posted some photos of the finished timber frame hybrid home in Durango. Today, I’m sharing the upstairs bedrooms and bathrooms.

The homeowners have two young daughters and the entire family is athletic, artistic and fun. The finishes, especially in this private living spaces, reflect their personalities. My compliments to the homeowners, whose personal touches and bold selections came together beautifully.

The master bedroom is a peaceful room: simple and devoid of clutter. (Sorry – my photos didn’t turn out great for the bedroom, but below you can see the 3/4 wall separating the bath and the T&G ceiling.)

As a parting shot, I’ll leave with some door envy. The entry door is a showstopper. It lets in a ton of light, gently filtered though the unique “twists” in the glass squares, but effectively blocks the ability to see in from the outside. It’s truly gorgeous, in person. By Doors by Decora.

The kitchen is a highlight: a blend of contemporary design with the powerful architectural elements of visible timber frame

The homeowners have a wonderful sense of artistry that they’ve imbued into the home with the finishing details, like the blue  glass pendant globes. The concrete countertops were sourced and made locally by CounterKulture. The custom cabinetry is by Finewood Interiors.

The staircase is a dominant design feature and is gorgeous from every view. Big Sky Welding did the steelwork.

The engineered bamboo flooring by Teragren is a wide-plank, deep color. It is a glueless system, perfect for the extra depth of insulating concrete subfloor and infloor heating.

Thank You, Durango

Thank you to everyone who came out for the 2012 Parade of Homes. Early numbers indicate that we had over 600 people participate. It was a gorgeous weekend, weather-wise, which makes the great turnout even more impressive.

More appreciation:

  • Thanks go the homeowners of the Black Canyon Builders Parade entry  (129 Alamo ~ timber frame hybrid). Having 600 people come through your new home can be quite an inconvenience, and these homeowners were consistently gracious and engaged hosts. Thank you for sharing your home with the community. Many people watched the progress from the bike path, and the feedback was overwhelmingly positive.
  • Thanks to the Home Builders Association of Southwest ColoradoBuilderPageProof 11 and the chairpeople of the event. It’s a big job, which you pulled off with aplomb.
  • Congratulations to my fellow builders. I had the opportunity to tour a few of the Parade homes (sadly, not all). I was impressed with the quality of workmanship and design, and proud to be a member of this building community.

We’ll be at 129 Alamo Drive, our featured  home in this year’s Parade. Please stop by any time between 5 – 9 pm for a glass of wine, hors d’oeuvres and a tour of this beautiful timber frame hybrid home. You will need an official Parade ticket to join, but we’ll have them for sale onsite.

Invitation to Parade of Homes This Weekend

I would like to personally invite you to the Durango Parade of Homes this weekend, October 5-7, 2012.
Black Canyon Builders is honored to be showing the home at 129 Alamo Drive. If you’ve haven’t been following this blog, the home is a unique remodel, with a new Woodhouse timber frame addition that serves as the primary living space.

Tickets for access to all 15 homes in the Parade are only $10 until October 4th ($15 after). For information, please look at the Parade of Homes website.

Please stop by Friday evening for wine and hors d’ouevres, at 129 Alamo Drive, from 5-9pm. The home will be open as the Parade continues Saturday and Sunday, October 6-7, from 9am-5pm each day.

Black Canyon Builders Heading to Denver Log and Home Show

Black Canyon Builders will be exhibiting with Woodhouse Timber Frame Co. at the Denver Log and Timber Show, on September 28-30, 2012, at the Denver Merchandise Mart. I (Jared Ogden) will be there to answer questions, represent Southwestern Colorado and be on the lookout for new sources of inspiration.

The Log and Timber Show is a comprehensive experience. Not only is the floor filled with exhibitors from whom you can learn and discuss options, but there are also free, hourly workshops and demonstrations. It’s truly an educational and fun experience for all.

Save the Date: Black Canyon Builders in 2012 Parade of Homes

Black Canyon Builders is proud to announce that the timber frame remodel/hybrid home on Alamo Drive, in Durango, has been selected for the 2012 Parade of Homes. This is the second consecutive year we’ve had a home accepted into the event. This year’s Parade will be held October 5-7th.

We’ll be hosting an evening cocktail hour on Friday, October 5, at the Alamo home. As it is located directly on the bike path, I encourage everyone to ride their bikes and stay a while!

Huge thanks to the homeowners, who are graciously opening their doors for the event. We’ll update the blog with more information as we get closer to the Parade. Advanced tickets ($10) are on sale until October 4th. After October 4th, prices increase to $15.
